Statewide service! A home is probably the biggest purchase you’ll ever make, so it’s important to understand the condition of your investment. I’ll provide a non-invasive evaluation of the home’s accessible structure, systems and components. While a home inspection can’t reveal every concern that exists, it will significantly reduce your anxiety by arming you with the knowledge you need to make an informed homebuying decision.
Very few home inspectors in Oklahoma can also perform wood destroying insect inspections. I have been trained and licensed by the state of Oklahoma to conduct these very important inspections. At the conclusion of the WDI inspection, I will summarize any findings verbally with you and provide the official "ODAFF-1" report later that day by email. $75 w/ home inspection $125 stand-alone service. Free with each inspection: 90-day termite guarantee from Residential Warranty Services.
I recommend all homebuyers request a sewer scope when buying a home. I have seen problems in home of all ages including new construction. I can provide you an unbiased evaluation of the underground drain line from the home to the city sewer line (or to the septic tank) with a special camera. A sewer scope can determine if there are roots, obstructions, or other problems. I will upload the video to YouTube and send you a link so you can see for yourself the condition of the drain. Fee: $190 w/ home inspection , $250 as a stand-alone service.
Property Condition Assessments
Septic systems require routine pumping and maintenance. For a small fee, I provide my clients a basic evaluation using a spetic dye test. I will evaluate the drainfield for signs of surfacing effluent and look for evidence of plumbing backups in the home. Note: this service is not a full, comprehensive septic inspection. I always recommend clients have the entire septic system inspected and pumped prior to closing.
All water tests performed by the Oklahoma DEQ Lab in Oklahoma, City.

Buying a luxury home in Norman Oklahoma, Edmond, or the Oklahoma City metro? Your investment requires a careful and thorough inspection from an inspector who takes their time. Luxury estates often have multiple HVAC units, numerous plumbing fixtures, pool or guest houses, large shops, and outdoor amenties that the average inspector may be tempted to rush through. When scheduling a luxury home inspection, I block out the entire day for that inspection and stay as long as it takes to provide a thorough service. As a retired police dectective, luxury home sellers trust me in their homes and can have confidence their property will be safe while I'm there. Agents involved in the transaction can rest easy and know that I will take care of their clients in a professional manner.
A pre-listing inspection is simply an inspection of the seller's home just prior to placing it on the market. These are gaining in popularity nationwide. If you are selling your home, a pre-listing inspection can help you avoid last minute surprises down the line. You will know early in the process if there are any major defects such as electrical safety issues, foundation problems, or roof leaks. You can choose to repair items that are found - or simply disclose them upfront and not worry about it. Some sellers will send a copy of the inspection to potential buyers or place a copy on the kitchen counter with repair receipts .
Buying a new home? You really need to have it inspected prior to closing. I commonly find issues in new homes, including safety issues. Call today to schedule your new construction home inspection.
Did you buy a new home last year? Before your builder's warranty expires, give me a call and I will conduct a full home inspection to document issues your builder should repair.
