I’ll provide you an evaluation of the home’s foundation, HVAC, roof, plumbing, electrical, and many other systems and components. While a home inspection can’t reveal every concern that exists, it will significantly reduce your anxiety by arming you with the knowledge you need to make an informed homebuying decision.

Very few home inspectors in Oklahoma can also perform the official wood destroying insect inspection and issue an Odaff-1. I have been trained and licensed by the state of Oklahoma to conduct these very important inspections. Free with each inspection: 90-day termite guarantee from Residential Warranty Services.

I recommend all homebuyers request a sewer scope when buying a home. I have seen problems in homes of all ages including new construction. I can provide you an unbiased evaluation of the underground drain line from the home to the city sewer line (or to the septic tank) with a special camera. A sewer scope can determine if there are roots, obstructions, or other problems. I will upload the video to YouTube and send you a link so you can see for yourself the condition of the drain.
Average Fee: $325 - $425
A pre-listing inspection is simply an inspection of the seller's home just prior to placing it on the market. If you are selling your home, a pre-listing inspection can help you avoid last minute surprises down the line. You will know early in the process if there are any major defects. You can choose to repair items that are found - or simply disclose them upfront and not worry about it.
Average Fee: $150
Buying a home with a water well? Your lender may need an independently-conducted water test. The most common test is for E.Coli and Total coliform bacteria. If requested, I will collect a water sample from the home and hand-deliver to the DEQ Lab in Okc. Other water tests available upon request such as lead, nitrates, and nitrites.
Average fee $75-$125
I can provide a general evaluation of the pool and equipment upon request. See the Inspection Standards page for further details about pool inspections. The pool needs to be open and running prior to the inspection.

Luxury home inspections. Your investment requires a careful and thorough inspection from an inspector who takes their time. Luxury estates often have multiple HVAC units, numerous plumbing fixtures, pool or guest houses, large shops, and outdoor amenities that the average inspector may be tempted to rush through. When scheduling a luxury home inspection, I block out the entire day for that inspection and stay as long as it takes to provide a thorough service. As a retired police dectective, luxury home sellers trust me in their homes and can have confidence their property will be safe while I'm there. Agents involved in the transaction can rest easy and know that I will take care of their clients in a professional manner.
