NO. It is impossible to identify every single defect at a property. Why? Several reasons: 1) The inspection is based-on a visual walk-through of the property. It is not technically exhaustive. We do not dismantle building components or attach specialty tools to systems. There could be defects hidden behind the walls, underground, - or behind a piece of large furniture. The goal is reduce your uncertainty and risk involved in buying the property- not eliminate it. 2) The inspection takes place over the course of several hours on a single day. it is impossible to look at every square inch of a property in one visit. If we had the luxury of conducting the inspection over the course of a week, the fee would be MUCH higher, however we would likely find more defects each time we visited. 3) The inspection covers a representaive sample of systems, components, and rooms. If a hotel has 60 rooms, the goal would be to evlauate 5 to 10 vacant rooms on each floor. Not every receptacle will be tested, not every toilet will be flushed.
