I follow the Oklahoma Standards of Practice when inspecting a home which outlines the scope of the inspection. In addition, I now exceed those standards in many ways to bring you more value than the competition can. Below are examples of inspection tasks I now perform that are not required.

I’m a retired Norman Police detective, trained and certified by InterNACHI, the International Association of Certified Home Inspectors. As a state-licensed professional, I follow a comprehensive Standards of Practice and abide by a strict Code of Ethics, which puts my clients’ interests first. I also update my skills and training by following a rigorous Continuing Education curriculum each year. I enjoy helping each client by taking some of the stress out of the home-buying transaction, which is why I inspect each home as if it were for my own family.
The average home inspection takes about two to three hours, depending on the size and condition of the home. I will inspect the visible and accessible structure, systems and components of the home, inside and out, from the foundation to the roof. I encourage you to attend your inspection so that I can describe my process, explain my findings, and point out important maintenance items, especially for issues I discover that aren’t serious now but could be later. I’ll also show you where the various shutoff valves and switches are (which I will also include in your report). I want you to know your home and be prepared for emergencies, as well as understand the responsibilities of homeownership. Armed with my detailed home inspection report, you can make an informed decision about whether the problems I discover are worth fixing or walking away from—whether the good outweighs the bad. It will also give you negotiating power with the seller.
With every home inspection , I provide you a free home maintenance book. It explains how systems in a home work, how to maintain them, and how to save home energy. It also includes seasonal maintenance checklists. This is a real, full-color book you will keep for years or pass along to family and friends.
If you are buying a brand new home you definitely need to have it inspected. I often find problems such as gas leaks, missing insulation, plumbing leaks, and HVAC systems not working. I inspect new construction homes all across the state.
It should be inspected when the home is virtually complete, within weeks of closing. Ideally, the inspection should occur when no contractors are present in the home.
