
Septic Inspections: We will evaluate the readily accessible components of a conventional or aerobic septic system to detemine if it is functioning and if it needs pumping. This service includes a sewer scope of the drain line that extends from the clean out to the tank and from the tank to the distribution box or drainfield. Important: for conventional septic systems, we do not spend time locating and digging up lids if they are burined underground. This is because the time and effort needed to do so can interfere with the actual home inspection. If the septic tanks lids (there are ususally two) are not readily accessible, then we will not conduct the inspection. This only applies to conventional septic systems as most aerobic systems have risers for easy access. We will also obtain any septic records that the state has on file and forward them to the client.
Well Inspection: The above-ground well components will be visually evaluated. We will also measure water flow, in gallons per minute, being produced at an outside hose bib. We do not perform well yield / well recovery types of tests .
Bacteria water testing: The well inspection includes collecting a sample of water for E. Coli and Total Coliform testing. The sample will be delivered to the DEQ Lab in Okc. This is the most common test that lenders require Other water tests are available too such as lead, nitrates, and nitrites.
