
Septic Inspections: We will evaluate the readily accessible components of a conventional or aerobic septic system to detemine if it is functioning and if it needs pumping. Important: for conventional septic systems, we do not locate or dig up the buried lids for a variety of reasons. The SELLER needs to make their septic lids accessible and ensure the lids are not stuck in place prior to the inspection. Most tanks will have two lids. if the seller of the property cannot do this, we recommend you hire a full-time septic professional to inspect the system. This only applies to conventional septic systems as most aerobic systems have risers for easy access. We will also obtain any septic records that the state has on file and forward them to the client.
Well Inspection: The above ground well components will be visually evaluated. We will also measure water flow, in gallons per minute, being produced at an outside hose bib. We do not perform well yield , drawdown , well recovery types of tests .
Bacteria water testing: The well inspection includes collecting a sample of water for E. Coli and Total Coliform testing. The sample will be delivered to the DEQ Lab in Okc. This is the most common test that lenders require Other water tests are available too such as lead, nitrates, and nitrites.
